The floodplain premium: material flood exposure inside Europe’s logistics elite
Crossing 90m river-flood hazard maps with census population grids shows how much of the European logistics elite — Rotterdam included — operates inside the 100-year floodplain.
14 of Europe's top 50 logistics regions have at least 10% of their population inside the 100-year river floodplain — 4 exceed 20%.
Logistics real estate clusters where water is: river deltas, canal corridors, historic ports. That is exactly where 100-year flood risk concentrates, and the two maps have never been easy to hold side by side at investment resolution. TerraSight now computes both from primary sources — the CEMS/EFAS 90-metre flood-depth raster crossed with the 2021 census population grid — for every EU NUTS-3 region.
The result is uncomfortable for anyone underwriting sheds on a 20-year horizon: a material slice of the continent’s best-scoring logistics geography is also its most flood-exposed.
What the screen shows
Zuidwest-Gelderland — the top-ranked logistics region in Europe on our mandate screen — has 70% of its population inside the 100-year floodplain.
Groot-Rijnmond (Rotterdam), the continent’s premier port region, sits at 52% — defended by world-class Dutch flood infrastructure, but the exposure belongs in every risk memo alongside the defence.
The pattern is not only Dutch: North Brabant’s logistics belt and Alpine-valley corridors clear the 20% line too.
The screener now attaches this as an automatic red flag: any region with ≥20% of population in the floodplain carries a flood notice in the ranking, the API and the PDF report — ranked first and flagged honestly can both be true.

Flood exposure does not disqualify a corridor — Rotterdam is not going anywhere. But a 20-year underwrite that never quantified it is incomplete, and climate-adjusted return periods only move one way. This layer is free, DOI-cited, and attached to every screen we run.
